Broker or Bank?
I suggest both options (Broker and bank). Definitely shop around. Play one of the other.
0.1% difference in interest rate make a HUGE($12K) difference on Half-a-Million dollars over 30 years!
Is Broker worth the hassle?
I would go with the absolute cheapest option, whichever it is.
If you go with a broker (and a bank you've never heard of), the small hassle of dealing with someone in Toronto over the phone every 3-7 years, is a very small price to pay.
