Important Clauses of the Lease you signed:

#13 Additional Occupants:

"Only those persons listed in clauses 1 or 2 above may occupy the rental unit or residential property. A person not listed in 1 or 2 above who, without the landlord's prior written consent, resides in the rental unit or on the residential property in excess of fourteen cumulative days in a calendar year will be considered to be occupying the rental unit or residential property contrary to this Agreement. If the tenant anticipates an additional occupant, the tenant must apply in writing for approval from the landlord for such person to become an authorized occupant. Failure to obtain the landlord's written approval is a breach of a material term of this Agreement, giving the landlord the right to end the tenancy on proper notice."

Rules:

Please treat the house as it were your own.

  • No Smoking of -ANYTHING- in the House, Ever! Including E-Cigarettes, Incense and similar!
  • Do not collect Garbage / Recycling / Bottles on the Deck or in the house.
  • No modification to the home or Yard without clear permission from Adam.
  • Do not use the Fireplace. It does work. But the risk of damage+cleaning is too high for infrequent use.
  • No Waterbeds. No Fish Tanks over 20 gallons. (Due to the risk the risk of flooding). Terrariums OK.
  • No Outdoor Fires. (Saanich Municipal Bylaw)
  • No Roof Access.
  • No Subletting of the house, driveway, backyard, etc.
  • No Firearms or Air Rifles on Property.
  • Smoke Alarm must remain attached. They are linked to the downstairs, and will give me a constant warning beep if the circuit is interrupted.
  • Saanich's noise curfew is at 11pm every night. Please keep Parties to a minimum.
  • Noise Complaints that involve the city / police are a very major issue!
  • Please turn down your bass/sub woofers, as we live downstairs, and Adam works from home during the day.
  • We all share the driveway. If you accidentally get blocked in, just ask the other suite to let you out. Vehicles must remain insured.
  • Safely secure any dangerous chemicals (gas, pesticide, medication, etc.)
  • No space heaters (other than the baseboard heaters installed in each room).
  • Your belongings are NOT covered under my house insurance. You are responsible for Renters insurance.
  • Roommate replacement requires Adam's Approval (references and credit check, damage deposits, etc).
  • Any emergencies, please call me at . Any minor concerns, please email me, or text message me.
  • In the event of my (hopefully unlikely) death. I consent my sister Darlana Bartle to collect rent moneys (ASK FOR Photo ID and Receipts!).

Pets:

  • Pets must be Municipality-Licensed and well cared for. Quiet, Clean, without Fleas.
  • Laminate Floors do not do well with water. Water Left to dry will irreversibly wreck them. Urine will destroy them.
  • Pet Stains(Urine etc.) in the Carpet are a huge Issue, they will soak into the underlay, and the smell is very-difficult to remove and will likely require full replacement. Such an expense will likely exceed your damage deposit.
  • Pet Damage to the Carpet (i.e. cats scratching) will be very expensive to replace. These carpets are high-traffic closed loop berber.

Rent:

  • I rent the upper floor in its entirety to you. Not a fraction to each of you.
    If you have roommates who do not pay their share of the rent, that is not my problem.
  • If you choose to pay your rent in Cash, Receipts will always be Provided.

Attic:

  • Some Attic Storage is Available (shared). Although access isn't the easiest.
  • All boxes must be clearly labeled with your NAME.
  • Nothing Edible in the Attic.
  • Please keep your stuff on the east side of the attic, to allow easy access to my own stuff on the west side.
  • In the event you forget something up there when you move out, I cannot be held responsible.

Hydro:

The house is digitally metered with One Meter on the Upstairs Electrical Panel, and One Meter on the Upstairs (Private) Hot water tank.
The Upstairs Suite is responsible for the Electricity Usage, Including their Hot Water. Meters are checked on an irregular basis. As noted in "Days Usage".
Charges + Rates are identical to BC Hydro's.

Please:

  • Be courteous to our neighbours.
  • Avoid Running the Washing Machine, Dryer, or Dish Washer between 11pm and 10am.
  • Keep stairway door closed and locked, for security & safety of young children.
  • Recycle! And keep that area tidy.
  • Text me before stopping by my door. I cannot hear knocking on my side door.

Notes + Tips:

  • These walls are PLASTER (Stucco Lathe), Not Drywall. No staples or Pins. The Walls will CRACK.
  • Please Discuss with me any repairs required. Please Do not attempt them unless you are certain you will not make it worse.
  • The upstairs and downstairs have separate Hot Water Tanks.
  • Internet / Phone Plugs can be hooked up upon request. I just need the specifics(which room, which plug, etc). There is a networking panel in the upstairs front Bedroom closet.\ If we are sharing internet access. Please make sure the "Downstairs" plug is hooked up to you router.
  • Recycling Days are found here. Please Install the App as a reminder to take the cans to the Road. iPhone and Android.
  • Garbage Days are found here. Please Install the App as a reminder to take the recycling to the Road. iPhone and Android.
  • If Garbage / Recycling days are missed, and it starts to pile up, you will be charged to haul and dispose of it.
  • Play the Recycle Game. It takes 5 minutes and teaches you a lot.
  • Window Coverings: There are curtains in all 3 bedrooms. We can discuss coverings in the Living Room and Rear Bedroom if you find some. I can even chip in if the curtains are left behind and kept in great condition.

Damage:

  • You are collectively responsible for any Damage to the house, from your roommates, or guests.
  • Should any of the rooms need to be repainted (I know how kids are). I have paint in matching colors for every room. Just ask.
  • I discourage using pins in the walls, as if they are not filled in on move-out, there will be a charge to fill them taken from your damage deposit.
  • If Garbage, Recycling, Waste etc is left on the deck, you will be responsible for the costs to power-wash it to remove stains.
  • If anyone has been smoking in the house, you will be responsible for the costs to clean + paint the ceiling and walls, and replace the carpet + underlay.

Damage + Pet Deposits:

I will VERY happily return your damage deposit, provided that:

  • The place is undamaged,
  • A full calendar month (not 30 days) notice is given
  • All bills are paid, and
  • The Suite / Attic / Yard is Clean, Empty and Ready for new tenants.

Known Damage prior to Moving in:

As noted in the condition inspection report (Nov 18th, 2017):

  • 4 small chips in the flooring by the Fridge, they have been patched up and sealed.
  • All windows are unbroken and relatively clean, Except One very-small crack in the two Living Room Sliding Windows.
  • Windows are single pane. You will be billed for replacement of any broken windows.
  • All walls were freshly painted, and free of holes / scratches / dents.

On Move Out I expect:

  • Clean / Undamaged:
    • Kitchen Floors
    • Cabinets
    • Counters
    • Stove
    • Fridge / Freezer
    • Dishwasher
    • Doors+Windows
    • Sinks
    • Bathtub
    • Window Coverings (in 3 bedrooms)
    • Light Switches / Plates
  • Walls clean, and free of any holes. No stickers / glue left behind. All rooms have been freshly painted, and should be in great condition.
  • Carpets freshly-cleaned, and stain-free.
  • Keys for the Front, Back, Stairwell, And Bedroom Doors.
  • No Garbage, furniture, etc. left behind.
  • No cigarette butts in the Garden, deck, yard, front steps etc.
  • No Stuff left in the Attic, yard or under the deck.
  • Door frames undamaged.
  • The house has no lingering smells. Carpet Cleaning, Painting, etc MAY be required.
  • No brown M&M's left in the house. Congratulations, Please let Adam know you have carefully read these Rules.

  • I am not responsible for your mail after you leave. Forwarding address must be provided to Canada Post at your expense. I strongly recommend this

You will be charged for any cleaning, damage or painting required to return the house to this condition on Move out.
